Background
Damp appearing around the skirting board areas in one corner of the reception room. New built property that was purchased ~ 5 years ago with no other signs of damp anywhere.
Data loggers – see damp.ai/detect

There is a steady build-up of dew point, a measure of vapour, and surface relative humidity. The living room and toilet have similar profiles of damp. It would be interesting to place a data logger in the void behind the toilet where the leak was visible.
Conclusion from data loggers
In this case you should focus on solving the leak on your neighbour’s side first.

The timber floor is exhibiting signs of dampness, with possible early-stage rot, specifically a type known as Blue Stain in Service. This form of rot is a white rot that primarily affects newer flooring and can develop when moisture is present, causing staining and structural changes in the wood. Replacing the floor could be expensive, in the order of £5,000 – £10,000. Otherwise most of the water damage is superficial as it can be dried, filled, smoothed with sandpaper and redecorated.

It is important to note that the dampness traceable with a damp meter, but not visible on your neighbour’s side of the party wall. While unusual, it maybe that your side is marginally lower, and that therefore the flow is towards your side.

| Neighbour to fix leak | |
| Request your left-hand neighbour to fix their waste water leak. It will almost certainly require the void to be opened up on their side, to access the leaking pipe. I suspect the pipe is leaking close to the base of the void, near the main waste pipe – but it could be higher up, possibly even on the first floor, behind the shower or it’s waste. | |
| Cost implications | |
| The cost may come down to your neighbour, and insurance: Floor Replacement: If the damage is extensive, replacing the timber floor could be costly, ranging from £5,000 to £10,000. This estimate includes the removal of the damaged flooring, the installation of new timber, and any associated redecorating work. Superficial Water Damage: drying the floor thoroughly, filling any minor cracks or imperfections, and smoothing the surface with sandpaper can prepare it for redecorating. The cost would be in the order of £300 – £600 depending on the amount of painting. | |
| Use fan to expedite drying | |
| Direct a fan onto the damp patch to speed up the drying process. | |
| Use a dehumidifier | |
| Maintain relative humidity, especially at night when it’s cold outside, with a dehumidifier such as the PureMate 20L/Day Portable & Compact Dehumidifier with a 6.5-litre tank (£179.99, refrigerant), the Duux Bora Smart Dehumidifier (DXDH02UK, £300, refrigerant), or the Meaco DD8L Zambezi (£260, desiccant, best for colder environments) — Which! Best buys. There are plenty of alternatives available. I choose a dehumidifier based on daily and tank capacity, low noise, whether it has a pipe out, and ease of programmable functions over other considerations such as weight and aesthetics. The technology is well-established and easy to manufacture with a similar function and fire risk profile to fridges. So if these brands are not available, you are sure to find another alternative. Evaluate based on daily capacity (20L minimum) and whether it has a continuous pipe out (use this to drip into a sink when away in winter). I use a dehumidifier whenever leaving a property vacant, dripping into a sink, set to 70%RH, especially in winter – it is more efficient than other humidity managing methods including ventilation. | £180 |
| Follow Dew’s Law | |
| Follow Dew’s Law to effectively manage internal vapour, it is crucial to maintain the internal vapour levels, as measured by the dew point in degrees Centigrade, below the external temperature. This can be achieved through adequate ventilation and the use of dehumidifiers. Monitor the internal Dew Point with a reliable device, such as the Habotest Hygrometer or Dew Point Meter HT607, or utilise the sensorblue app paired with the ORIA Wireless Thermometer Hygrometer. These tools help in accurately gauging humidity levels, ensuring they remain optimal. For more detailed information on detecting and managing damp issues, please visit https://damp.ai/detect. | |
| Mould Removal | |
| When mould is dry, consider sanding it down and removing it with bleach or anti-mould foam. While I personally recommend HG Mould Remover Foam Spray, the effectiveness between brands is likely similar. | |
