Background
Complaints of damp have been made by two long-term female tenants, with mould observed on the ceilings. A maintenance worker has indicated that condensation is the likely cause. The landlord, who has a good relationship with the tenants, suspects the same but seeks a third-party diagnosis and recommendations for resolution. A dehumidifier had been in use, although it was of low capacity and had stopped working. It has since been replaced with a new unit, yet to be installed, with a suitable capacity of 20 litres per day.
An anti-fungal product was applied to a mouldy wall to mitigate the effects. It has stabilised the situation through the summer.
Data loggers – see damp.ai/detect

The surface relative humidity, the green line in the above graph, is constantly above 85%RH, when mould growth is a risk.
Conclusion from data loggers
Ask tenants to use the data loggers, to follow Dews Law by ensuring the inside vapour, as measured by dew point, never exceeds the outside temperature.

Mould begs mould, that is to say that while mould spore are omni-present, and will germinate anywhere, one mould sets the spore concentrations rise dramatically. I noticed mould on the windows and window frames, so extensive mould spraying or bleach will be required, see recommendations below.

To keep the property dry | |
|---|---|
| Duct out bathroom extractor | |
| In the short term, keep the bathroom window open and the door closed until the vapour has dissipated, usually about 30 minutes after a shower. Duct the bathroom extractor fan directly to the outside. With advice and permission from the freeholder, consider what other top-floor flats in the building are doing, and then either connect the extractor fan to an existing external vent through the tiles or create a new 110mm outlet using a diamond-tipped core drill, either in the loft or on the exterior bathroom wall. Given the mould issues, it would be beneficial to install a continuous-flow bathroom extractor fan, such as the Vent-Axia Extractor Fan with Humidistat & Timer or the Brookvent Airstream DMEV 100 HT (Continuous Running Extractor Fan with Humidistat and Timer). I have personally installed one of these in a rental property that suffered from mould, purchased at a lower cost due to this issue. Ideally, position the vent away from the door and closer to the shower. Additionally, I recommend fitting a bathroom door spring to encourage tenants to keep the door closed, especially when the bathroom is in use. The ducting should be rigid to minimise air resistance and insulated to reduce the risk of condensation forming inside the pipe. | £300 |

| Cook with tops on pots and pans to reduce the production of vapour from cooking by 80%. | |
| Follow Dew’s Law | |
| Follow Dew’s Law to effectively manage internal vapour, it is crucial to maintain the internal vapour levels, as measured by the dew point in degrees Centigrade, below the external temperature. This can be achieved through adequate ventilation and the use of dehumidifiers. Monitor the internal Dew Point with a reliable device, such as the Habotest Hygrometer or Dew Point Meter HT607, or utilise the sensorblue app paired with the ORIA Wireless Thermometer Hygrometer. These tools help in accurately gauging humidity levels, ensuring they remain optimal. For more detailed information on detecting and managing damp issues, please visit https://damp.ai/detect. | |
| Use a dehumidifier | |
| Maintain relative humidity, especially at night when it’s cold outside, with a dehumidifier such as the PureMate 20L/Day Portable & Compact Dehumidifier with a 6.5-litre tank (£179.99, refrigerant), the Duux Bora Smart Dehumidifier (DXDH02UK, £300, refrigerant), or the Meaco DD8L Zambezi (£260, desiccant, best for colder environments) — Which! Best buys. There are plenty of alternatives available. I choose a dehumidifier based on daily and tank capacity, low noise, whether it has a pipe out, and ease of programmable functions over other considerations such as weight and aesthetics. The technology is well-established and easy to manufacture with a similar function and fire risk profile to fridges. So if these brands are not available, you are sure to find another alternative. Evaluate based on daily capacity (20L minimum) and whether it has a continuous pipe out (use this to drip into a sink when away in winter). I use a dehumidifier whenever leaving a property vacant, dripping into a sink, set to 70%RH, especially in winter – it is more efficient than other humidity managing methods including ventilation. | £180 |
| Mould Removal | |
| When mould is dry, consider sanding it down and removing it with bleach or anti-mould foam. While I personally recommend HG Mould Remover Foam Spray, the effectiveness between brands is likely similar. | |
